What should I do if I see a property I like?

People are often ill-prepared to act if they see a property that they actually like. In the Spanish property market, particularly when buying from a developer, there will be no emotional bond between buyer and seller, so it will very often be a case of 'first-come, first-served'.

In addition, in a rising investment market, properties can often be snapped up right in front of you. Many potential buyers lose out on superb opportunities because they simply aren't prepared to act. Consult your agent - he/she is the local expert.

Generally, if you see a property that you like, you will need to pay a reservation deposit, normally in the region of 3,000 - 6,000 euros. This secures the property in your name, AT THAT PRICE. Sometimes, developers will allow you to reserve a property overnight, or for a few hours, so that you can mull things over in peace. In some circumstances, a reservation deposit is refundable within 30 days if you happen to change your mind. Check all of these details with your agent.
