What will it cost?
Spanish mortgages attract a range of ancillary costs, including:
- Mortgage title deed tax – 1.8% of lending
- Notary & Registration Fees – average 0.5% of lending
- Nota Simple – 42 euros
- Valuation costs – between 250 euros and 800 euros, depending upon the value of the property
- Buildings Insurance – variable
In addition, you will pay a bank opening fee (normally 1% of the mortgage capital, although this can rise depending on the complexity and risk value of the product).
When you see the purchase price of a Spanish property, you will need to add approx 10% for standard purchase costs (things like vat, legal fees, stamp duty, notary and registration fees), PLUS these additional mortgage costs. This can mean that you will need to add a total of approx 11% - 14% to the price of the property if you are seeking to obtain a mortgage in Spain.
